Building Engineer

Summary/Objective

The Building Engineer will be responsible for every aspect of the building maintenance infrastructure. They are responsible for the hands-on maintenance of the facilities and grounds of the Ronald McDonald House New York (RMH-NY).  This includes preventative maintenance, minor repairs, as well as long range planning, strategy management or renovation projects. A passionate contributor to the success of the House that strives to deliver a seamless circle of support to each family that enters the Ronald McDonald House New York.

Essential Functions
  • Responsible for maintaining the property’s operations, and ensure facilities are functioning properly in a safe, secure, attractive, comfortable condition in accordance with the legal regulations and RMH-NY standards
  • Completion of mechanical, electrical and plumbing work, equipment maintenance, insurance of facility, code and compliance and supervision of capital projects
  • Develop and review proposed vendor service contracts and bids, negotiate competitively and provide general oversight for on-site vendors and contractors
  • Drive, develop and maintain the preventive maintenance program which includes repair of plumbing, mechanical, electrical, staff and guest equipment and systems; working closely with housekeeping and service vendors
  • Serve as the direct supervisor for maintenance personnel; performance management, development, scheduling and task management
  • Serve as a Manager on Duty and partner with other Managers to provide oversight supervision and training to operational personnel (housekeeping, security, facilities and logistics) ensuring compliance and best practice measures are maintained
  • Responsive service on-call for emergency duty 24 hours a day, 7 days a week
  • Ability to stand/bend/climb/walk, or lift/push/pull/carry heavy items for extensive periods of time
Responsibilities:
  • Responsible for supervising House vendors while on site and ensure they following building rules and their quality of work is in line with work orders/requests
  • Ensure all FDNY and OSHA procedures are in place and followed as it relates to the building’s operations; serve on Fire Brigade, conduct fire drills, safety and security trainings, etc.
  • Serve on the RMH-NY Board of Directors Building and Facilities Committee to provide relevant reports and take the lead on key projects and vendor relations
  • Ensure daily inspections are completed to address any preventative maintenance issues, document and track problem areas and ensure appropriate responses are executed
  • Develop RFP documents for new projects or equipment repairs/replacement, review bids ensuring a quality selection process
  • Responsible for preparation of monthly reports on maintenance, scheduling, work orders, and other on-site activities and review reports from Maintenance team
  • Responsible for maintaining inventory of tools, equipment, and supplies and identify cost saving opportunities; oversee deliveries of supplies, confirm purchase orders are accurate
  • Work with Housekeeping staff and House Managers to ensure Housekeeping standards are met through proper training that address legal compliance and best practices for safety particularly regarding radioactive waste disposal and removal, equipment use, and supplies
  • Attend related trainings to gain or maintain professional certifications or knowledge of compliance procedures, best practices and trade skills
  • Develop and maintain a building and facilities policy and procedural manual; create and ensure standards (SOPs) for the building
  • Document all incidents and report any problems according to the policy and procedures manual or legal guidelines
  • Identify cost saving opportunities through state or city-wide programs that relate to energy or other utility savings
  • Work with House security and volunteer greeters to secure the entrance and monitor the coming/goings of all guests and greet all who enter the House
  • Maintain a supportive and caring environment at all times and protect the integrity of the organization and its Mission
  • Be attentive and observant of all parts of the facility and operations to ensure a safe and secure environment for all staff and guests; report violations or concerns in a timely fashion
  • Serve as a resource for families, guests, staff, volunteers, donors and other community members
Qualifications & Competencies
  • At least 10 years of related experience including direct hands-on experience in HVAC/operating engineering equipment, general plumbing, electrical and carpentry
  • Hold certifications for S-12 City-Wide Sprinkler Systems, S-13 City-Wide Standpipe System, P-98 Fuel Oil Transfer, and P-99 Low Pressure Boiler; Universal EPA/Refrigerant/HVAC certifications preferred
  • Hold a NYC Fire Life Safety Director Certificate or secure it within the 12 months of employment
  • Working knowledge and understanding of electric (utility & emergency power) distributions systems, HVAC, cooling tower operation and BMS operations
  • Experience creating and managing budgets, purchasing supplies and inventory controls
  • Supervision, training and performance management experience; particularly for OSHA and other safety compliances
  • Experience with Microsoft Office Suite (Outlook, Excel, Word); experience with BMS systems, work-order, inventory or other software platforms a plus
  • Strong communication skills: written, verbal and interpersonal; professional demeanor with vendors, personnel, senior leaders, or board members
  • Team oriented personality while also demonstrating initiative and independence
  • Flexible work-style with ability to adjust priorities, multi-task, meet deadlines and manage time appropriately in a dynamic environment
  • Able to lift/push/pull/carry up to 50 pounds
  • Able to stand/walk/bend/climb for extended periods of time
  • Able to work some nights, weekends and holidays; on-call 24/7
  • High school diploma or GED; apprentice trade school or Bachelor’s degree a plus
  • Experience working in a hospital, hotel or related environment preferred
  • Knowledge and understanding of CHP (Combine Heat & Power) plant a plus
  • Knowledge of additional language(s) a plus
  • Valid Driver’s License a plus
